Regular Maintenance and Repair
Following these simple suggestions can prevent many problems associated with excess moisture:
- Keep obstructions in valleys such as leaves cleaned off to prevent water backup under shingles.
- Keep gutters clean and in good repair.
- Keep flashings sealed around fireplace chimney and all pipes/vents that extrude through the roof.
- Repair plumbing, fixture and appliance leaks immediately.
- Check in the attic for leaks during heavy rains.
- Have the fireplace checked and cleaned annually.
- Be alert for dampness in areas such as under sinks, in bathrooms and in ceilings below bathrooms or other plumbing.
- If you need to wash the wood trim or siding, do not use a high pressure nozzle. The pressure could force water into the wall system through cracks, crevices, faulty caulking, etc.
- During the air conditioning season, pour 1/2 cup bleach down the condensate drain to prevent algae growth, which could then cause a plugged drain.
